Owners attending the meeting in person may sign-in to speak on agenda items and names will be called in order of sign-in. There is no guarantee we will get to each question/comment. To create an atmosphere of positive community building, we ask that all commentary and questions be directed in a civil, calm, respectful way. Please avoid all side conversation, commentary and interruptions. Questions, statements and commentary are all welcomed.

WHAT IS THE DIFFERENCE BETWEEN A REGULAR MEETING AND A SPECIAL MEETING

Board meetings occur on a predictable schedule according to what is written in our Bylaws and the owners can generally expect regular business to occur at those times. Owners know that they can show up at that time (whether virtually or physically) to observe and/or participate in the board’s meeting.

Any meeting that is not a regular meeting of the governing body (i.e., that falls outside the time established for regular meetings and is not an adjournment or continuation of a regular meeting) is considered a “special meeting.”

a special meeting must be called anytime public business will be discussed or considered by a quorum or more of the governing body outside of a regular public meeting.

Special meetings of Homeowner Associations (HOA) are called for a specific reason — to do what is stated in the notice of the special meeting. Comments from Owners are limited to discussions only pertaining to the specific reason stated on the agenda.

An executive session is a segment of an HOA board meeting that is closed to the general membership and is designed to discuss matters requiring confidentiality. Common topics include legal issues, personnel matters, and contract negotiations. When needed the board of directors will move into a closed session and reconvene back to the special meeting to conclude the purpose stated on the agenda before adjourning.
